The parking garage, which is spread over four floors, is developed next to the existing multi-story building, also owned by Scalo Milano Outlet & More, intended for the customers of the related stores. It is located in an area with little traffic and is very well connected by highways and public transport. Despite this, a traffic management system has been provided for crowded events, thanks to barriers that staff can control. No mechanical systems are inside, as the project was designed for natural ventilation. The only electrical systems are for lighting and sensors. The parking garage has two driveway access ramps, one inbound and one outbound, designed to reduce maneuvering time and prevent congestion. There are elevators and stairs to provide pedestrian accessibility between levels. An automated access control system regulates the entry and exit of vehicles, while also accounting for occupancy through occupancy sensors and indicator lights. The roof of the building is equipped with photovoltaic panels for renewable energy production. Lighting is provided by high-efficiency LED lights connected to an emergency power system.
Key sustainability features include:
- Carshare reserved parking spaces
- Rideshare reserved parking spaces
- Low-emitting and fuel-efficient reserved parking spaces
- Alternative fuel reserved parking spaces
- Bicycle reserved parking spaces with wheel inflation station and annual bike clinic
- Car wheel inflation station for free use
- EV charging stations for electric and hybrid cars
- Photovoltaic panels
These features lead to several benefits for the project, including:
- Energy savings: The roof of the building is equipped with photovoltaic panels for renewable energy production. The lighting system is programmed to operate at 30 percent in the absence of people while only activating at 100 percent when the presence of people is detected thanks to sensors on each floor.
- Air protection: Low-VOC chemicals were used during the construction phase. There are no mechanical systems within the facility.
- Auto emissions reduction: Carshare and Rideshare programs and reserved parking spaces. Low-emitting, fuel-efficient, and alternative fuel reserved parking spaces with EV charging stations for electric and hybrid cars.
- Reduced Operating Costs thanks to high-efficiency LED lighting systems and motion-activated sensors.
- Access to Green Financing: sustainable strategies and pursuit of Parksmart certification improve the project's environmental profile.
- Increased Parking Garage Attractiveness: safe, user-friendly experience through clear signage, enhanced lighting, accessibility features, and amenities supporting alternative transportation modes. This contributes to higher customer satisfaction, increased usage rates, and a competitive advantage over conventional parking facilities.
The project actively supports its local community by enhancing accessibility, promoting sustainable mobility, and improving the overall urban environment. It provides dedicated infrastructure for bicycles, carpooling, and public transport connections, encouraging low-impact transportation options. By prioritizing safety, accessibility, and user comfort, the garage contributes to a more inclusive and connected neighborhood. Furthermore, the integration of green practices helps reduce environmental impact, supporting broader community health and quality of life goals.
